June 2018 – Crane Island – Fernandina Beach Florida. The past month was another productive month as we continue to make development progress on several fronts, completed another property owner closing and we have officially solidified our Builder team. We also hosted a very important event with the Design Charrette for Alice Park which was a very exciting undertaking to bring in some of the most talented Architects of Lowcountry Design and let them walk the land, discuss and debate how the homes should live on the park and then present to a captive audience who stayed nearly 3 hours.
Updates
Sales: Sales Update, we currently have closed on 2 homesites to property owners, we have 9 additional under contract with closings slated for the next few months. Not a bad start considering no vertical construction to date but that is about to change as we go forward with 6 building permits in the next 30 to 45 days and more behind that. Brick by brick as they say how Rome was built
Development: – Phase 2 underground work has begun at great speed. The road network is in place from a fill and shaping perspective and the underground water pipe installation was well underway. The idea is all Phase 2 horizontal improvements will be completed by Nov / December with paving of roads done by October and then final electrical, gas and high-speed internet conduit in place following that.
River House – Site work continues as the surcharge process is complete and passed with no issues at all. The next step is to submit for a building permit which can be done now that we are at 100% drawings and so we anticipate going into planning in July and final building permit in August
Builders – We have signed the official documents to mobilize our Builder Teams and we will be doing a formal introduction of each of the teams over the next month or two. The 4 Builders are: Pickett Construction, Riverside Homes, DF Luxury Homes By Marcus Meide, and Cam Bradford Homes. All are based in Jacksonville, Florida and Amelia Island & Fernandina Beach Florida. What is truly exciting about all of these builders in addition to their craftsmanship and attention to detail is that they are all partnering with best in class Lowcountry Architects to develop one of a kind plans for Crane Island and there are significant investments being made now in those plans to get them ready for the world to see.
Architecture Guild – The Crane Island team is also committed to this design tradition and with the investment in the Charrette we brought in 4 superb Architects in (Eric Moser, Tim Adams, Historical Concepts, and MHK Architecture & Planning) who developed 5 plans during the Charrette and 3 more are coming all of which work directly for Alice Park and an early peek into the cottage district of 7 homesites.
